Sales fee

When we have effectively marketed your property and have found you a buyer we will then charge you a sales fee of £600 inc. VAT for selling your home and £450 inc. VAT (5% to St Andrews Hospice) for marketing your home. This will be paid after the sale concludes.

Included in the sales fee are the following:

Qualifying status of potential buyers
Pro-active marketing for buyers
Emailing possible buyers
Dealing with email enquiries
Follow up calls
Arranging viewing appointments between buyers and sellers
Negotiation of Sales Price with buyer or their Solicitor
Feedback on Viewings and Offers

Selling your property

Home Reports

With effect from 1 December 2008 all new properties listed for sale will have to be marketed with a Home Report. This is a pack of three documents: a Single Survey, an Energy Report and a Property Questionnaire. The Home Report will be made available on request to prospective buyers of the home. The Single Survey contains an assessment by a surveyor of the condition of the home, a valuation and an accessibility audit for people with particular needs.

The above report is prepared by a Chartered Surveyor with costs starting from £410 inc VAT (based on value of your home). This document must be provided, by law, prior to any new house being marketed ‘for sale’. Failure to have this report available will result in a penalty of up to £1500.

Anti money laundering

Large sums of money can be ‘cleaned’ in a single transaction, with fraudsters buying & selling a property.

It is why individual Estate Agencies need to register with HM Revenue & Customs (HMRC) for Anti-Money Laundering compliance (AML). In June 2017, the anti-money laundering regulations were amended to make them more robust.

We use Credas, an ID document & identity verification solution to manage our AML process.
